proAV was appointed to design, supply, install, and commission the complete AV, control, and automation systems across both the hotel and residential elements.

Within the hotel, a Zenio KNX automation platform was integrated with a dedicated Guest Room Management System across all 82 guest rooms. Motion sensors enable real time occupancy monitoring, automatically adjusting heating and air conditioning when rooms are unoccupied. This approach reduces energy consumption, supports ESG and sustainability targets, and maintains consistent guest comfort.

Public area audio systems were deployed throughout the lobby, bar, restaurant, and café spaces using cloud ceiling mounted loudspeakers, managed via Q SYS audio controllers. This delivers clear, consistent sound and centralised operational control across all communal areas, enhancing ambience while simplifying day to day management for hotel staff.

The residential component comprises 16 private apartments, each configured as a fully self contained environment. A KNX based home automation platform using Zenio controllers forms the core control system. Residents can manage lighting, heating, and door entry through an integrated intercom interface, enabling intuitive operation from first occupation with no additional setup required. All systems were fully commissioned and handed over ready for immediate use, providing reliable performance, future flexibility, and discreet integration aligned with the interior design vision.

The completed development benefits from a cohesive, technologically advanced yet unobtrusive AV and control solution. Intelligent automation elevates the guest journey, strengthens operational efficiency across the hotel, enhances residential comfort, and supports the long term performance strategy of the wider mixed use scheme.
